Armidale City Activation Plan (NSW Department of Planning) (PDF 19.3MB)
Council welcomed the NSW Department of Planning’s new Armidale City Activation Plan, with Council officials joining the State’s Chief Planner, Gary White, to officially launch the plan in Armidale’s Beardy Street Mall on 14 December 2018.
The department’s plan sets a big-picture vision to boost social and economic activity in the city, while improving the energy efficiency of its buildings.
The plan will work hand-in-hand with Council’s own strategies and objectives for the city and how it services the whole Armidale Regional Council area. Those strategies include the Armidale CBD Revitalisation plan, Dumarsq Creeklands Master Plan, Car Parking and Mobility Study and Community Services Public Art Policy. All of these initiatives will sit within an overarching city masterplan being developed by Council during 2019 to ensure the strategies work together in unison.
New England Development Strategy 2010 (PDF 8.8MB)
The New England Development Strategy (WorleyParsons, 2010) was prepared for Armidale Dumaresq, Guyra Shire, Uralla Shire and Walcha Councils to inform the provisions of each Council's Local Environmental Plan. The Strategy was adopted by each Council at the time and endorsed by the Department of Planning. The Strategy has a timeframe up to 2032 and identifies where growth and change is expected to occur, as well as the land use planning objectives and strategies to guide this growth and change.
Armidale Dumaresq Rural Residential Study 2004 (PDF 1.6MB)
The Armidale Dumaresq Rural Residential Study (EDGE Land Planning, 2004) considered the demand and supply for rural residential land around Armidale up to 2021 and identified appropriate areas for small lot rural residential and rural small holdings development to meet projected demand. The Armidale Dumaresq Rural Residential Study was adopted by Council and endorsed by the then Department of Infrastructure, Planning and Natural Resources.

Armidale Industrial Land Study 2013 (PDF 3.7MB)
The Armidale Industrial Land Study (AECGroup, 2013) determined the supply of Industrial Land at the time and compared this with current and future demand for Industrial Land. Given the potential impacts to employment and future growth for Armidale a number of sites were identified for rezoning/development to increase the supply of Industrial Land. The Armidale Industrial Land Study was adopted by Council and endorsed by the Department of Planning.
ARMIDALE PLAN 2040
At the Ordinary Council Meeting on 24 February 2021 Council considered a report in relation to ARMIDALE PLAN 2040 Project Finalisation – Community Strategic Plan (CSP) implications post public exhibition and resolved (76/21) that Council:
b. Note that the ARMIDALE PLAN 2040 Final Report (dated June 2020) is to be utilised as a reference document to inform:
i) preparation of Council’s next Community Strategic Plan following the 2021 local government election; and
ii) relevant Local Strategic Planning Statement action implementation.
At the Ordinary Council Meeting on 22 September 2021 Council considered a report in relation to the review of Council’s Integrated Planning and Reporting documents and also resolved (350/21) that:
c. As background information, the ARMIDALE PLAN 2040 (Masterplan Final Report), forum discussions and public submissions (omitting any that requested confidentiality) be made available on Council’s website.
